Fannie Mae & Freddie Mac have been working on the Uniform Appraisal Dataset (UAD) redesign since 2018, starting with the appraisal forms softwares. As of last year, the GSEs have begun work with the appraisal management softwares, AMCs, and LOSs. The appraisal redesign updates the current appraisal dataset, aligning it with current mortgage industry standards (MISMO v3.6) to replace with a single data-driven, flexible, and dynamic appraisal report for all residential property types. Limited Production for UAD 3.6 starts September 8th, 2025!
Things to Note
•All agencies will be aligned and represented in the new UAD 3.6 model to include their specific requirements (FHA, USDA, VA)
•Appraisal data is now broken into clearly defined, objective sections
•Free-form text fields replaced with distinct data
•Photos now placed in specific, relevant sections
•Easier to read appraisal reports for your team and easier to ingest/parse data automatically into your various systems
